This two-day seminar (Jan. 20 & 21, 8 a.m. – 5 p.m. both days) will present a Technical Retro-Commissioning approach to identifying systems’ operational problems, the analysis of various options that include “quick fixes,” no-cost/low-cost measures and capital improvement recommendations that are presented in a priority ranking. The phases of activities will be presented during the seminar with special emphasis on materials and analysis methods described in the Building Energy Analysis Professional (BEAP) Certification Program’s “Detailed Content Outline.” Members will be divided into teams, and each team will compete for the ‘best’ building assessment. The winners will get a free ASHRAE eLearning coupon. The winning team will work with ASHRAE to develop a formal submittal as well as a column in the ASHRAE Journal (names will be listed).

The As Designed rating is based on the results of an energy model with standardized inputs as compared to a baseline median EUI (Energy Use Intensity). The rating is based on simulated energy use — independent of operational and occupancy variables. Since the resulting energy rating compares a building under a standardized set of operating assumptions, it is a useful tool for owners who want to compare different buildings without including effects of current occupants, as well as for operators to know if they are achieving the full designed potential for a particular building. To receive an As Designed rating, a standardized energy model must be performed by an ASHRAE Certified Building Energy Modeling Professional (BEMP) or by a professional engineer licensed in the jurisdiction where the project is located.

Data are compiled in the As Designed Workbook which the bEQ qualified practitioner provides to the owner. Because it does not require 12 months of operating data, the As Designed rating can be used for buildings that have been in operation less than a year. Unlike similar ratings, the bEQ As Designed rating models only the candidate building, saving the building owner time and money while providing consistency between the two bEQ ratings. 

The seminar presenter will be Terry Townsend, ASHRAE Presidential Member. Terry is president of Townsend Engineering, Inc., Chattanooga, Tennessee, and Panama City, Florida. In 2006–2007, he served as president of ASHRAE, where he focused on The ASHRAE Promise: A Sustainable Future, highlighting ASHRAE’s work in sustainability in the building environment.
